Rock on “Cleveland” Opportunity funds is set up as the investment arm of Waterstone Property Management.  Rock On  purpose it to raise capital to continue to invest in real estate throughout the mid-West, starting with Ohio.

Our 1st objective is to find properties in good neighborhoods where the property has under-performed and purchase it at less than market value with the intention of upgrading and gentrifying the property.

We have developed multiple programs based on your needs:

Rock on Cleveland Opportunity Fund IV is OPEN.  One of the changes from Fund I, II & III is that we have switched Managing Partners.  We believe this will allow us to run more effectively.

This fund is qualified for Self directed IRA’s/Keogh plans to invest into.

With ROCO IV, we will be expanding our search into the West side of Cleveland, South towards Canton and North towards Lake County.  The first purchase we are looking for is an 80 – 100 unit apartment building.

Rock on Cleveland Opportunity Fund III is CLOSED.  We purchased another 40,000+ Class “B+” professional building on Chagrin Blvd in Pepper Pike.  This is probably one of the most prominent areas in Cleveland and will appreciate.

This fund is qualified for Self directed IRA’s/Keogh plans to invest into.

Rock on Cleveland Opportunity Fund II is CLOSED.  The investment currently consists of 1 – 40,000 square foot Class “B” medical building in University Heights.

This fund is qualified for Self directed IRA’s/Keogh plans to invest into.

This fund allows us to purchase both commercial office space or apartment buildings.  Retail is not part of the mix.

Rock on Cleveland Opportunity Fund I is closed.  It consists of 4 Apartment buildings in Shaker Heights.  Investor return is 71/2%
